In Northeast Seattle, 16 townhouse units became uninhabitable due to persistent flooding from the nearby Little Brook Creek.  These units were demolished in 2002.  While some saw a calamity, others saw an opportunity.  Seattle Housing Authority developed the site into Lake City Court, an 86-unit HOPE VI redevelopment.  The mixed-income project consists of 51 public housing units and 35 additional low-income units.  Common Ground helped Seattle Housing Authority access a wide range of diverse funding sources including HUD HOPE VI funds, City of Seattle funds, federal stimulus funding, LIHTC, a WCRA loan and Renewable Energy Tax Credits.  Common Ground was also instrumental in devising a financing structure with the investor and lenders that allowed the Housing Authority to get the most out of available resources.
