In 2008, during the housing crash, the bank foreclosed on a for-profit developer building homes in Seattle’s diverse Rainier Beach neighborhood. These vacant lots and unfinished houses on Wolcott Avenue remained untouched until nonprofit group Homestead Community Land Trust took them over. This is Homestead’s first building project, an integral part of their mission to ensure affordable homes for low-income families. Homestead hired Common Ground to help them finish the neighborhood’s completion and ensure these homes would be affordable. Homestead plans to resell them to low-income buyers with incomes less than $64,000 for a family of four. These three-bedroom homes will also be built sustainably, as they will be certified LEED for Homes-Silver, Built Smart, and more. All this is done without raising the original price and providing affordability to Seattle families.
