Capital Needs Assessment

Many housing operators struggle to manage aging buildings with limited budgets. The future of these facilities raises basic concerns:

  • What is the physical condition of your facilities?
  • What systems will need to be replaced and when?
  • What are the immediate health and safety concerns for your property?
  • How much will replacement and repairs cost?
  • What reserves will be needed to do this?


These are fundamental questions addressed by a Capital Needs Assessment (CNA). Common Ground’s inspection and analysis of your property can help you budget and plan for future needs. The CNA report is a valuable tool for management and may be required by funders or investors.

Financial Sustainability Analysis

Taking the concept of capital needs assessment a step farther, Common Ground has developed a unique methodology to analyze the long-term financial sustainability of a property or portfolio.

Using physical assessment and financial data, we construct a financial model that allows us to test various scenarios and predict long-term financial results for properties. We’ll determine what combination(s) of maintenance and capital budgets work best and provide specific timetables for capital infusion under different assumptions.

This powerful tool can help housing managers navigate in an unpredictably changing world. We can adjust the model as situations change and evolve. The result is affordable housing projects that are financially healthy for many decades.

Solid Ground
